Adam O'Leary and Andy Hoad in our Ealing office talk to us about the many things that make Hanwell such a great option for buyers and renters. From great schools and green spaces to Marshall guitar amps and meerkats, we discover why this leafy corner of Ealing is really making a name for itself.

Area overview

Located just to the west of better-known Ealing, Hanwell is a well-established West London neighbourhood offering good value homes and the prospect of a 15-minute commute into Tottenham Court Road via the new Elizabeth line. Our Ealing Sales Manager Adam O'Leary explains its appeal:

"Hanwell is attracting buyers and tenants due to its ‘village’ feel and abundance of greenery, offering more space for your money than more central parts of Ealing but with many of the benefits. Bus routes on the Uxbridge Road run from Hanwell straight to Ealing Broadway. The Crossrail stop at Hanwell is also a future prospect that will add convenience and value for Hanwell residents, making it an easy commute for workers into Canary Wharf, for example."

Green spaces

Hanwell has a variety of parks and green spaces, including Elthorne Park, Brent River Park and Brent Lodge Animal Centre. This is also known as Hanwell Zoo and is home to a range of exotic animals, including meerkats, flamingoes and Emperor Tamarin monkeys.

Schools

Senior Negotiator Andrew Hoad has more than 16 years' experience with properties in and around Hanwell. We tapped his knowledge on the schools and local culture in the area that set it out from the crowd:

"Popular schools in the area include St Marks and Oakland primary schools, while Ealing’s only two secondary schools are in Hanwell – the popular Drayton Manor and Elthorne schools. Fielding Primary School, close to Northfields station in South Ealing, is also an excellent school. Parts of Hanwell fall within its catchment area, attracting families seeking to secure a place for their children."

Andrew also told us about two events that have become Hanwell traditions – the Hanwell Carnival and Hanwell Hootie:

"Local highlights include the Hanwell Hootie – an annual live music festival that celebrates the founder of Marshall Amplifiers, Jim Marshall OBE. Marshall sold his first amplifier from a shop on Uxbridge Road in Hanwell back in 1962, and to commemorate the great man’s life, pubs and venues around the area open their doors and allow local bands to play.

"Hanwell carnival is also a yearly summer favourite, with stalls, performances, a dog show and a themed procession with local charities, businesses and organisations taking part."
