Prominent developer investing in Woolwich - is this the new area to watch out for?
Our `Pick of the month' for October is Rush Grove House, a 4600 sq ft Georgian mansion in Woolwich. The area is experiencing a recent rejuvenation with the former royal military academy being converted into luxury flats and the new Crossrail coming in 2018. With this in mind our featured property is perfect for those with one eye on the future.
Originally built in 1816 by the Ministry of Defence, its original purpose was as a Commandants House for the Royal Artillery. After being sold by the Ministry of Defence in 1984 to a local family, the current developer purchased the house in 2012 and over the course of three years, much time and effort has been used to renovate the 3.84 acre property and adjoining pond which had fallen into disrepair.
The house has been redeveloped and put on the market by a reputable developer who has an excellent track record of spotting new and upcoming areas of Greater London. Often staying ahead of the curve when spotting places to invest, earmarks Woolwich as a potential new hotspot for London in the coming years.
Older than the house itself is Mulgrave Pond, a feature which sits at the bottom of the perfectly manicured lawn. Houses with ponds of this size are exceptionally rare, and would surely provide a truly outstanding asset for any property - unbelievable when you think the City of London is only ten minutes away! Furthermore, during WW1 the pond provided water for the local hospital via underground conduits, which ran as far as the steam engines in Arsenal where the water was used.
With four floors, six bedrooms and three bathrooms, the house has achieved modern touches whilst retaining its Georgian features. This is most notable when comparing the 27ft modern kitchen in contrast with the timeless black and white checked floor pattern and ornate light fixtures. The quality finishes throughout will surely mark it out amongst others of its type. In addition, the modern features and period styles complement themselves superbly in the bathrooms, and it would be hard to resist the immaculate walk-in showers decorated in black and white tiles.
Overall, the Grade II listed building has been lovingly restored, with great care taken to pay homage to its previous style. This style did not go unnoticed by film makers and was used in the 2014 film `Mr Turner' about famous artist Joseph Tuner by Mike Leigh starring actor Timothy Spall.
