We look into what Wood Green has to offer buyers in 2017, including plans for future development, transport links and property types.

Changes to Wood Green

Previously a part of Tottenham and mostly covered by woodland, Wood Green has ventured far from its original roots (pun intended) and is now Haringey’s biggest town centre, boasting a range of shops, bars, restaurants and more.

An Area Action Plan is currently underway for revitalising Wood Green further, which will include creating 7,700 new homes and 4,000 new jobs. Since May 2015, Haringey council has spoken to local residents and businesses in Wood Green to identify what changes should be made to the area, and are finalising their plans this year.

Transport links in Wood Green

Wood Green is incredibly well connected. Wood Green Underground Station is served by the Piccadilly line, which now runs 24 hours on Fridays and Saturdays with the introduction of the Night Tube. The tube station provides fast links into central London, being only 13 minutes away from King’s Cross St. Pancras Underground Station.

Alexandra Palace Station is also just an 11 minute walk from Wood Green Underground Station and provides access to trains travelling to King's Cross and Moorgate. There is also the potential to bring Crossrail 2 to Wood Green in the future.

Wood Green’s top attractions

Wood Green is home to a range of amenities, with a combination of trendy new shops and classic buildings. Here are some of our favourites:

  • The Chocolate Factory: described as ‘a hub of creativity’, this building is home to a variety of different creative based industries, including Karamel, which is a restaurant/café/bar, venue and gallery.
  • Alexandra Palace: surrounded by 196 acres of beautiful parkland, the venue includes ice skating in winter and is home to a variety of events and bands.
  • The Mall Wood Green: In particular, the Market Hall - a great selection of independent traders selling everything you could wish for.

The properties in Wood Green are predominantly Edwardian and Victorian period conversions, making up about 75% of the property portfolio of the area. There are also a few modern purpose-built apartment blocks, as well as ex-local authority flats. Furthermore, Noel Park is a conservation area situated between Turnpike Lane and Wood Green tube stations that attracts young families in particular.

The area also appeals to professionals who are looking for affordability alongside fast transport links into central London, as well as families who are drawn to the area for the abundance of parkland and good schools, including a number of Outstanding Ofsted rated primary and secondary schools. The newer apartments also prove popular amongst investors.
