My name’s Andrew Laoudas, and I’m here at South Quay Plaza in Canary Wharf, enjoying one of the most incredible views of London.

1. What is New Homes Lettings?

New Homes lettings is a one stop shop personalised lettings service for UK and overseas investors who want a hassle-free, hands-off lettings experience. We assist our clients from start to finish of the lettings process. Just choose your investment and we will do the rest!

2. What is your typical day in New Homes Lettings?

There is no typical day but as an example I spend the morning speaking to my clients giving a market overview or speaking about the completion timelines. I’ll give investors a live update on the current rental market conditions.

At midday I typically go to a development to see the progress and liase with the completion teams. I could then speak to our furniture partners regarding options for a new client. Then I’ll value a whole new phase of a development, as our developers rely on our data and analysis for demographics, pricing and market insight.

To round off my day, I’ll present offers to our landlords from our portfolio.

3. Why should landlords consider new builds?

Because they are fantastic buildings! They have amazing facilities they are brand new! Tenants want to live in these beautiful new blocks and will pay a premium to do so. Also brand new properties require minimal maintenance!

4. What services do you offer?

It is an end-to-end service! We are here to do the hard work so that you don’t have too! We support you through the purchase, and our aim is to get it let for you as quickly as possible for the best possible price!

Our network of over 50 Foxtons offices across London provides a wide pool of tenants. Our aim reduce void periods and secure long tenancies to maximise your return.

5. What difference does NHL make for overseas investors?

So, currently our, average tenancy length is about 18 months, but we’ve noticed with New Homes, tenancies are anywhere between 1-5 years.

7. What sort of events do you do?

Between New Homes developers and the Foxtons team, there are many events investors can attend to get ahead in the London market. We recently held an event at prestigious Damac Towers, where we shared market insight, our financial experts answered questions and I had great 1-on-1 conversations with portfolio landlords.

8. What are the hot areas for investing in London?

With so many new developments offering state of the art facilities and green spaces. Many of our applicants work from home multiple times a week and are really invested in the lifestyle of work and play. Similarly, good connectivity to transport links is a must when renting in London. 2 out of 5 Foxtons New Homes tenants go on to rent in an area they didn’t initially consider due to the wow factors of a new development.

9. What kind of tenants can I expect for my property?

London has an eclectic mix of tenants with a high demand, looking for new build properties. Ranging from our cooperate tenants via global firms housing their staff, to business owners & entrepreneurs and to families the list is endless.

10. What is your favourite development in London

That is really hard say, the choice is vast but I must admit I do have a shortlist, the real gems of our capital. Perhaps we could discuss this on your valuation, and I will share my top choices!

Case Study: Recently, I was put in touch with one of our purchasers based in mainland China. The client did not speak English and was passed across from our APAC team who speak both Mandarin and Cantonese. The client had never let a property in London before.

We exchanged WeChat details and managed to converse smoothly. We discussed the estimated rental value and marketing strategy. Prior to completion, I conducted the handover, fast forward a few weeks, we successfully let the apartment on a three-year contract to a professional couple for a very good price.

The landlord sat back and watched our 360 service managing all of their needs.
